If you are selling a home and buying another, you don't have to worry about playing the market. You may end up selling your existing home for a 'lower price, But you will buy the next home at a lower price and if you are moving to a higher priced home you will, most likely, end up saving money over buying in a hot market ( Sellers Market).
What are Buyer's and seller's markets?
It's called a 'seller's market when there are many people looking to buy a home but very few for sale. It's called a 'buyer's market' when there are many homes for sale and only a few people buying them. When property sales are slow and there are many homes on the market the impression is that this is not a good market to participate in, but a buyers' market is a great market t be buying a home in. There will be downward pressure on prices and lots of homes to choose from.
Should you wait until Spring to sell your house? Winter sales do tend to be slower and spring sales are more brisk. There is also less competition because there are fewer homes for sale during the winter months. If you need to sell fast, speak to a REALTOR. He or She can help establish a price and make your home more attractive in a slower market without making you look desperate to sell.

What type of home should I buy?
By now, I'm sure you already have a good idea of the type of home that is right for you. Here's a quick overview of home types
Single-family detached: This type of home is not attached to the home next door. Styles range from a bungalow, to 5 level split. I have created a page of home types here
Semi-detached: These are two houses sharing a common wall. Typically, they are less expensive than a detached home. They can also come as types described in the single family detached
Duplex: A building with separate homes for two families. Typically, duplex homes in Calgary are side by side homes sharing a common wall.
Town house: Also known as row houses. This is a number of homes with a common style joined in a row. They share walls on both sides with the exception of the end units.
Apartment: There are both low rise and high rise apartments. Low rise apartments typically are 5 stories or less and are, most often, wood structures with concrete foundations. Parking is either out doors or heated underground. High Rise apartments are tall, many story buildings made from concrete and steel. In Calgary, these buildings have heated, underground parking.

What should I look for in a new home?
Typically, home buyers look for an improvement in their standard of living when they move. For example, if you moving out of a two-bedroom apartment, then your new home should have at least 3 bedrooms, and probably a 2nd bathroom. REALTORS® call these features that you must have, needs. Features you would like to have are called wants. Your house hunting strategy should be to find a home within your price range that has your needs, and as many of your wants as possible.
